What a careful practice looks like
Buying or selling a home is a large financial decision wrapped in a short timeline and a lot of emotion. The job of a good broker is to slow down the parts that deserve care and speed up the parts that do not.
Here is what that looks like in practice: an honest opinion of value before you list, a written plan for how the property will be presented and priced, real explanation of every contingency and deadline in the purchase and sale agreement, and a clear picture of your net proceeds — not your sale price — before you commit.
What changed in Washington, and what it means for you
Since January 1, 2024, Washington's agency law requires brokers to enter a written services agreement at the outset of the relationship — for buyers as well as sellers. The agreement states what the broker will do and how the broker is paid, before the work begins.
Broker compensation is fully negotiable and is not set by law. Sellers decide independently whether to offer any compensation to a buyer's broker, including none, and buyers and their brokers agree separately on what the buyer's broker is paid. Anyone who tells you there is a standard rate is telling you about their own practice, not about the law.
